Rent an Entire Masseria in Salento: Sleeps 16, Exclusive Use
Searching for an entire masseria to rent in the Salento almost always means running into two extremes: luxury villas at thousands of euros a night, or properties whose "entire" turns out to be three rooms. If your group is an extended family, a set of friends or a small team, 8 to 16 people, this page explains our formula, with the real numbers.
What "entire" means here
Masseria Montanari is a farmhouse in Lecce stone dating from the 1700s in Carpignano Salentino, in the heart of the Grecìa Salentina. Renting it whole means having in exclusive use:
- 6 independent units, made up of 2 rooms, 2 studios with kitchenettes and 2 apartments with full kitchens, for 16 sleeping places in total: each has its own bathroom and its own entrance, so every household gets its privacy. The dedicated page has the exact table of who sleeps where, unit by unit;
- the stone vaulted hall, 55 m², for the one big table (up to 35 seated), air-conditioned: dinner all together is the reason people rent a whole masseria, and here there's room for it in summer and winter alike;
- the garden, the pergolas, the wood-fired barbecue and the oven: the outdoor space is shared with your group only;
- no other guests: one group at a time. This is not a holiday complex.
Who it works for
- Extended families and reunions: three generations, each with their own unit, one big table in the evening.
- Groups of friends: a seaside holiday with a convenient base. The Alimini and Torre dell'Orso 15 minutes away, Otranto 20.
- Birthdays and overnight celebrations: a party at the masseria, New Year's Eve, and no one driving home at night.
- Small retreats and offsites: yoga, teams, training. The hall serves as the classroom, the units as the campus.
The honest maths (with the real numbers)
The entire property runs from 500 to 800 € a day depending on season and length of stay. Do the sums: split between 14–16 people, that's 35–55 € per person per night, below the price of a scattering of double rooms, with a 1700s house all to yourselves. And the self-catering kitchen cuts the restaurant bill: for a group, shopping at the village bakeries and markets is worth the format on its own. What we don't offer, stated upfront: no pool, since the real sea is fifteen minutes away, and no glossy luxury: real stone, real space, family-run. For retreats and long stays of at least 4 nights, the rate starts from about 450 € a day: it is what we offer organisers.
The right seasons (all of them, for different reasons)
Summer books up well in advance: houses in the Salento that genuinely sleep 14 or more are rare and go first. But the format works all year round: September for the sea without the crowds, autumn for offsites and retreats, New Year's Eve for the group celebration (enquiries start in September), spring for reunions in perfect weather. The masseria is open year-round, and the air-conditioned hall makes winter a real season, not a fallback.
Where we are (and why it works in your favour)
Carpignano Salentino sits right in the middle of things: 20 minutes from Otranto, 30 from Lecce, 15 from the Adriatic, surrounded by the villages of the Grecìa Salentina: Martano, Calimera, Corigliano d'Otranto, Melpignano. The village, with its bakeries and grocery shops, is two minutes away: for a group that cooks, that's the difference between a holiday and an expedition. Airports: Brindisi an hour away, Bari two.
